The State Government of Bihar vide its notification dated 24th February 2022 has published the Bihar Building (Amendments) By-Laws, 2022 to amend the Bihar Buildings By-Laws, 2014.
As per the amendment, a new definition for the term, Authority, Building Envelope, Building Height, Carpet Area, Layout etc has been substituted.
Further, no permission or notice shall be required for the works related to the following alterations and the like which do not otherwise violate any provisions regarding general building requirements, structural stability and fire and health safety requirements of the latest National Building Code: –
(i) Opening and closing of a window or door or ventilator;
(ii) Providing intercommunication doors;
(iii) Providing partitions;
(iv) Providing false ceiling;
(v) Gardening;
(vi) White washing
(vii) Painting
(viii) Re-tiling and reproofing etc.
Any person who intends to develop land, erect, re-erect or make additions or alterations in any building, demolish any building or subdivide a plot for development shall apply to the Competent Authority in Form – I or II as applicable or through the Online Single Window Building Permit System.
